I had no idea but not surprised unfortunately.After giving away our beautiful neighborhoods to homeless camps now lefties wanna destroy value even more.Rent control is awful for investors not just because it makes it harder to manage but also because investors will head elsewhere and with less buyers prices will fall.It's bad for tenants and housing too, because without investors, there will be less new construction.Look how the rent control is (not) working in LA.

If you are interested in investing in Providence long term I think it would be best to buy something that wont create more headaches than benefits.

If you are a newbie ,most subs wont touch you 

Contact a real estate agent and put it up for sale-- don't destroy your credit unnecessarily.

If they aren't aware of it being sold, then they wont be worried about rents raising, things changing, etc.

As a new investor I quickly ran up my debt to income ratio with two properties(the bank wont count my rental income for two years).

@Anna Catron I have never actually used Andrew myself as I have had the same lawyer for decades but he has moved into estate planning but cant cut me lose lol. ( I wont let him) I have heard very good things from other investors about Andrew though.

They are also doubling the size of the amenities pool so it wont feel over-crowded.  

Private institutions wont care about your personal cash, DTI either. 

You just have to get comfortable in the uncomfortable because you most likely wont know anyone, but who cares, what else do you have to lose?
