We’re analyzing properties right now with the idea of some immediate capital growth (fix/flip)(BRRRR), and long term looking at value add plays on existing structure or ground up on infill lots we can either buy or become land partners with the owners on.My focus is building, design, buy/sell, project management.  

Taking out trees or thinning is not an option so I am looking for a simple ground cover solution that won't require a bunch of TLC from the tenants.  

This situation could also be used in the future to evict if you needs grounds for a legal eviction. 

There is wording in the lease regarding guests of the tenant not doing any illegal activity on the property, so there may be grounds to evict but I'll check with the attorney first.

Lastly, being out of state you better find a team of Boots on the ground you can trust, and this is probably the most difficult part, you should talk to @Drew Sygit he might be able to help. 

I would just recommend that you start by vetting and building your team on the ground, especially a good property manager, even a Class A asset can turn into a nightmare if poorly managed. 

My ground floor tenant had minor water damage after Ida ripped through NY on September 1st.

-Ensure it is safe (electrical updated/grounded)-Install new LVT flooring.

I'm open to looking farther away from home and finding a team who can be boots on the ground as there are 48 other states to check into.

My network (boots on the ground team) is in OK but looking to move to a different market..
