With no skin in the game and without strict screening these places get trashed often.

My partner was just assuming we'd check it to make sure it works, replace the screen, etc., but had been thinking that having a fireplace is to much of a liability and it won't get us anymore rent anyway.

If you screen, you will not have many (or any) evictions since you can attract very, very strong tenants there.

From reading books and listening to podcast it seems highly success people wake up and do three things: get their mind right (meditation or listen to a podcast or book), get their body right (physical exercise to wake up and get blood flowing), and get focused on the top tasks they want to accomplish that day.
