@Jeff Bridges - thanks for the tip on Rentlinx - another tool for the toolbox!

I will be purchasing and rehabbing a commercial apartment property using a 2 year Bridge Loan.

I have an idea of how to equitably compensate myself but would like to hear from others who have already crossed this bridge?  

I don't think there is any benefit in this situation to you not using an agent.I grew up in Parlin/Old Bridge by the way.

These "in between," lenders or portfolio/commercial lenders will be the bridge in between conventional and hard money lending.I intend to use conventional loans as much as possible since the terms and rates are the best overall, second are portfolio loans, then lastly hard money and private money has their place for acquisition/rehab as well.

There is a lot of plans for development with in the area across the river with the new bridge being funded, a town center coming to that side of the river as well.  

It was called Bridge Plus..or something like that?

Because……every morning I get to go for a jog on the Embarcadero and see the sun rise over the Bay Bridge and--on really long runs--the Golden Gate bridge too.
