I'm a pretty big fan of the house hacking idea.

That is something else you can do, call around & get some ideas on what things will cost. 

It would be cool to meet a few other guys who do real estate share ideas and tips  

I have some ideas with my property and I am wondering if its worth doing to create more value or if it creates value at all.I have a small property and I am thinking of selling or getting a HELOC so I am in the middle of remodeling the house to create more value.

Not saying these aren't good ideas, but they can also be overwhelming.  

The idea is to split the huge kitchen in the big house and divide the house into a 1/1 and a 2/1 and slip the additional unit in the unused attic.

Also, wood trim in a shower window is a terrible idea.

You kind find info on just about anything related to investing in real estate - also, it sure can help to bounce ideas off others just to get a clear picture of where you're going.   

That's a good idea using the sold multifamily listings to find the investor agents. 

Sometimes when you are lucky you get opportunity in area A sometimes in area B ; visiting lot of open house is key to find idea.
