Most seasoned investors here have told you it’s not, others have laid it out for you why it’s not, countless notable investors agree it’s not… heck if you think a car is an investment asset go buy cars, buy and hold a new one and then let us know how it works out for you… you seem to have a chip on your shoulder when someone tells you that your primary is a not a cash flowing asset… Idk what to tell you… can’t make this stuff up.. you win.

Its not a hardwood floor, it look like a (very thin) veneer over some kind of chip board.The veneer looks very thin.Might be bug holes, but your exterminator says no bugs.If it were mine I would take an exacto and shave some veneer off of an extra piece and use some wood glue to replace the missing parts.The veneer looks very thin (fragile at the edges maybe)...this could be a problem over time on other parts of the floor.Here is a comparison, hardwood is on the top, veneer is on the bottom.Good Luck!

@Dustin Oaks - it doesn't surprise me that realtors aren't responding to these kinds of requests (even though they do seem easy & simple enough from our perspective).Similar to what others have said above, most real estate professionals need a good reason to respond to phone and email solicitations (especially email).
