What kind of real estate are you looking at getting into?

As stated in here one of the primary methods is direct mail and all kinds of other marketing approaches.

What kind of Financing are you using for the Acquisition? 

That makes a difference in the kind of loan you would look for. 

I make more coffee and breakfast and sit outside and read at least 10 pages of water ever book I currently reading.After that, I begin to answer email while making any calls I need to make.I then work on my blog or explore BP and answer any forum questions I can.Pick up a little around the house and play with the dog and then I am off to work for the day. 

Or you know, you could just stop fat-fingering the sales price when you punch in the numbers.Again, I kind of see where you are coming from, but your approach could definitely use some work!

Living in DFW prior myself I can tell you those taxes are gonna eat your cash flow for breakfast.
