I am an owner of three rentals, and the way I manage my properties is that any outstanding balances are settled out of the security deposit, and I remember when my wife returned the keys and house we had to pay for a broken screen or something.

I think a lot comes down to screening but there is also a tradeoff between vacancy time and tenant screening standards.

Now that being said my houses I own personally are all returning at least double digit returns, but I wouldn't consider buying a property here if it was only going to return 3-5% I'd rather buy a big screen tv :)

They say they just started this job this week and get paid weekly.Maybe I should just accept this person since I live here and it's not like screening a tenant for a SFH, and don't want to have a vacant room for a month when I already have other roommates.Are they worth considering since their money shortage seems very temporary?

Finally you can't just keep their security deposit unless your lease has something about the SD being used to compensate you for your time in screening new tenants.

At the beginning of January during the screening process, we spoke with current landlord and he gave a very positive recommendation for this tenant - pays on time, very clean, kids are great - she's a good mom keeps them in line, sorry to see her go, etc.This evening I get a call from current landlord that tenant has not paid January rent and that he's just posted a quit notice for the nonpayment.

It's not easy, especially since they do not allow you to take pictures of the documents on the screen, you have to write each name and address down.

If you enter the wrong NAID number as an agent/broker on the HUD website it does not even let you get to the screen where you can submit a bid.
