I have some acquaintances that have wrapped DSCR Loans without any issues.

Now I can see some builders having an issue with comps.. but other than that its crazy to take these funds as income and then pay tax and plow it right back in.. 

There are definitely advantages to the liability issue when using an LLC, but there are some disadvantages as well. 

These are being issued by local "nonprofits" who are mass emailing landlords pretending to be section 8 tenants.

.**** My current issue with the lender that I recently spoke with was that I had to have experience building a SFR on my own property and have sold or refinanced and held in order to be approved for the loan.

Perhaps that was an issue with earlier models. 

For instance, said property manager manages maintenance issues, problems that arise during bookings, basically anything that needs a physical person at the property, while I manage the rest?

I own several duplexes there and they’ve been solid investments with no issues finding renters.

I remember years ago our attorney reviewing one such issue for a client that was coming over to us.
