If you do crowdfunding (Reg CF) you cannot host yourself.If you are doing a Reg D then I would use appfolio investment management or junipersquare or something like that (There are many of them and many on BP who provide them, I just named those two as we use appfolio and JS is well known)Your best raise is coming from you and meeting investors, no one raises money better than the sponsor.

It's easier to manage this property now that I sold the other one.I still have to see how much I will get hit by the IRS for 2024 (which is when I sold the other property)I have considered selling the one I have left (in 2026) but I would lose diversification because then I'd have 90% in the Stock market.

This means taking days off of work to handle business, dealing with the subs and any deficiencies they may have, spending time dealing with the city, for both permits and inspections.Having GC doing everything won't entirely eliminate your time cost, but it can mitigate it to an extreme degree.My take is that if you are confident that you can be as fast as the GC in handling everything and there is no negative impact to your other business then by all means do it.

If your willing to do so, you can live in the casita and then rent out the main home and have your tenant pay the majority/all of the mortgage (depending on what type of deal you find obviously).
