I love knowing that I actually can do so many deals so quickly & it doesn't have to be spanned out between now & retirement :)  The biggest takeaway for me was the "Delayed Financing Exemption".  

Keep in mind that the average attention span is EIGHT SECONDS - 8. 

I think 15 years is about the life span of laminate.

I have done over 13 deals in span of 3 years and have stopped buying from there in last year or so, just because properties in CA( which I used to work on),  has not left any potential profits in flips. 

If you buy an older home, it may have a roof with only ten years of life span left.

Consider creating a spreadsheet with all items, their associated cost, and their expected life span.
