That's why we started offering BRRR Turnkeys, where we help investor source a property (or they can find on their own), we rehab it, supplying rehab videos so they can see what was actually done.

Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).  

Once you're able to analyze the existing condition of these 6 systems, you can then source piece rate pricing from sub contractors or a GC -- this may be done by quantity, day rate, etc.

I would out source.

.: @Joe S.got it, yes for sure it is VERY difficult to source off market deals yourself as a brand new investor. 

You can combine both sources in one document to strengthen your proof. 

I've managed to compile a lot of information online about her Ponzi scheme from various sources.
