There are several list aggregators that you can input specific parameters, but oftentimes the attached skip tracing doesn't have the best results.

As a flat fee listing service we always add the "Exclusive Agency Addendum" to the listing agreement that allows a seller to skip paying all or a large part of the buyer's agent commission.

if you have deal machine put the address there, most of the time lists their relatives with phone numbers already, so you don't have to skip trace it. comes with the application. 

Probably the biggest mistake guys make pursuing highly distressed vacant properties is they are using the junk skip trace data.  

With a little caulk, you can skip even putting trim inside closets.

If you're young and free, buy just what makes sense from a cashflow perspective, house hack that and then rent it out and buy your next one at 10% down and keep going and skipping around until you settle down.
