My long time dream goal would be to buy a condo on the cruise ship the World .. it sails the world constantly you can buy a nice cabin for 1 to 2 million.. and just work from there and that to me would be super cool

You do have to be mindful of the due on sale clause, but on a mortgage balance of that small amount, my guess is that the ship can continue sailing without incident if the change is subtly made and the mortgage is paid without incident.

I’m in whole sailing in Nassau county, NY.

I moved onto a boat full time, became a landlord, and went sailing full time.  

I first wanted to start with whole sailing, but honestly I feel like everyone is whole sailing which is fine and another tool as an investor I could use, but I do not want that to be my bread and butter.
