The cookie has already raised expectations too much.Supposedly the secret to these cookies has been revealed: pulverized oats, and supposedly there is a good copycat recipe out there.

Sean and readers, this article is trying to just hack at legal concepts and they are not really revealing the complexity of the issue.  

If you want to reveal the town the property is in, that would help. 

Suggest you don't reveal the specifics of either online.

I have since learned that, while the area my property is in is really OK, there are other areas in town that are a lot dodgier than my google investigations and initial drive  around town revealed. 3) bad property management.

After I remove the appraisal and home inspection contingencies (assuming the house appraised for the value I'm paying and the home inspection didn't reveal any surprises), I have the title company order the title report (I would have already pulled a title profile on the property as part of my due diligence).In CA we use a standard California Purchase Agreement and Joint Escrow Instructions provided by the California Association of REALTORS(R), Inc. 

Our offer was accepted , but the home inspection revealed some cracks on the outside wall.  

I needed the tax write off.Further digging also revealed that most did not understand the expenses that go with real estate ownership, (Management, Vacancy, Repairs, Maintenance, etc), and they all significantly underestimated what it would cost, and/or how long it would take to do it themselves. 

I can't wait to reveal our fix and flip story on BP!

This is why when we sell our properties we must reveal that we're a licensed Real Estate Agent.
