The perks of doing it out of state is that you'll be able to outsource it and not be continually distracted by visiting the property, but there is more risk here.2) Does anyone know where I could find good wholesale deals in Utah?

I keep getting phone calls from what sounds like call centers, wanting to know if I want to sell my house. I don't but in an effort to educate myself I have said "yes" several times and answered their basic questions....

Option 2 : Improve the property and rent to a higher class of tenant and property.Option 3 : Outsource the problem to a property manager.

I would probably recommend one if you don't have a good pulse on the market or if you want to outsource all of the work to list the property. 

Don't outsource it to a virtual assistant or let it go to voice mail.
