Some people make attempts at getting around this buy calling them "marketing fees" or some other obvious attempt at skating the law, but even if there is some loophole or potential way around it, anyone who is willing to pay that fee to an unlicensed person isn't the smartest person in my book because it's very risky, and no upside to the risk of it.

Hi @Douglas Alexander, I've used the VA loan many times, but never for MFR.You can't use it for more than a 4-unit building, so 1-4 is OK, 5 or more... nope.Great plan though to house-hack it.Let me know how your research turns out ref. building from scratch.Could be an interesting idea... build like a 3/2 for your family and 3 more smaller units.Then when you move out, you can rent the 3/2 for more obviously and could earn some good cash flow.

Rent it cheaper for 4-6 months to get through the winter, then rent it for a higher price or sell it in the spring.I recommend selling because you don't have a good property manager and the market is obviously not strong there.

Incentivism them to get out of the house--we have offered full deposit return (obviously that is done day they leave--draw it up if you need to so they are comfortable).
