Then once you spend the money for that.. then the contractor will simply file a UNJUST Enrichment claim so your back to square one.. 

So you use hard money or cash, fix it, resell it...and try to resale fast. 

Hey @Erika Andersen I totally hear you in wanting to save some money and taking on the task yourself.

I would suggest getting Dave Ramsey's book called The Total Money Makeover and read that.

I partnered with a friend on this deal, he put up $20k and his contractor knowledge and I the rest of the money to complete the work.

(cost of buy-down in dollars / monthly savings vs the free loan = # of months it would take to recoup the money spent). will you keep the LOAN at least that long?

We are so lost as to what to do with the money.

If you have been to these towns, they are good examples but very difficult to enter and make money from. 

I buy real estate but I carry debt which is actually tax deductible, my money works for me.
