They may think they know, but they don't even know what they don't know.Investors can certainly check and verify title to the current holder of record.You have no idea that Billy, who sold the property to your seller, inherited the property with a sibling who was married and quit claimed only their interest to Billy prior to the sale and the marriage, only being three months old was never picked up in Billy's sale....he had no idea.
