To get a rough ballpark, sure, but sometimes you'll be way, way off like we've seen with the iBuyers who it turns out were too smart for their own good and ended up buying high and selling low due to to relying on data and not actual organic, boots on the ground experience pulling accurate comps like an appraiser or realtor who knows the market on not just a block by block or street by street but a house by house level.

Low property taxes (1.1%) and not a lot natural disasters as well.

When you say "section 8" tenants, are you looking at low-income housing tax credit type properties, or standard rentals that are in lower income areas and therefore cater to HCV tenants?

Inventory seems low, and I am trying to househack my first unit.

Currently living in our home and plan on renting to keep low interest rate while we house hack a duplex to start our investing in real estate.  

In my area, they charge transfer tax on the assessed value rather than the LOW sale price.

I have noticed competitors charge as low as 10 to 15% but their quality isn't the best and then I have seen others charge 25 to 30% We remain in the middle and provide a small business experience with super host status.

Because, it's way too low.
