You could structure a joint venture agreement but make sure you lay out the following: - Purpose of the Venture- Contributions- Ownership and Profit Sharing- Decision-Making- Management- Duration and Termination- Liability and Risk Allocation

There are some improvements that i'd like to do to increase resale, and just general upkeep (ie- new tile floor in kitchen, replace fence that is end of life. 

BRRRR - If there are savlable parts (i.e. solid floors, and decent tile in the bathrooms) I will rehab what is needed, refi, and put a tenant in there. 

For example: Ceramic Tile throughout the entire home, 2 inch Quartz countertops in kitchen and baths, 2 toned real wood cabinets just to name a few. 

In general, the order should look something like this:  excavation, inspection, footers, inspection, foundation walls, damp proofing, drain tile/sump pump, inspection, backfill, plumbing (if you are putting anything in the floor of the basement like a stub for bathroom, drain, etc.)

Marble countertops, tile floor, touch screen bathroom mirror, etc etc.

The builder says it is fixed (the builder patched the roof, replaced a tile, dried the walls using fan), but the leak detection test still identified elevated moisture levels in the walls and they couldn't pinpoint the source of the leak (There was no leaks in the pipes)

Owner financing is always a great option it is just a matter of education, if you can explain to them the benefits and lay out in a simple to see way how much more money they will make in the long run, you would be surprised at the terms people will agree too.
