The inspection report came back, and there are a ton of deficiencies( roof in bad shape, pier and beam findings suggesting movement of the property, improper electrical fittings, gas lines not to code, etc).

Depends on what the ceiling looks like, how the roof is constructed above that room/rooms you want to raise the ceiling, whether the beams going across the current ceiling are helping to hold the roof up any.

When I acquire a property, I sell it on my website in addition to e-bay, Yahoo, and by direct mail, and classifieds.I am also considering e-mail marketing, but no one likes spam.I will post my website here when I pass the 10 mark.I print my own flyers with color and black and white printers, ( I use two passes, once through a color inkjet, then through a laser.)

The primary structures floor is straight as an arrow (it's astounding the level of quality construction in many of the older homes) - funny enough the only area of the home where there is some settling, where I will replace the blocks (block & beam foundation) is a small section of the home where they did an addition that funny enough is no more than 20 years old, go figure!

What is your guys (and ladies) opinion, I much rather be working on a commercial project with block, concrete, and steal beams than wood frame homes or apartment buildings..

Aquaguard was able to drive steel beams into the soil and lift the corner to secure it.
