Things like grab bars and ramps you are required to let them do according to the ADA which says you have to allow them to make reasonable modifications. 

I have been told by a few people the property taxes are less than in Ada county and therefor it's better to buy in Ada county.  

With the adjoining Building it would make 10 units so cost of ADA compliance would be very little per unit and higher rents would result with ADA compliance.

I am also preferring month-to-month, so I mentioned that in the ad as well.  

Service animals are addressed under the ADA laws and are pertinent only to public buildings, not private residences. 

Karen, as a property manager and landlord myself here in Connecticut, I have found that if you can purchase a duplex in the 100-125k area that doesn't need a ton of work, you can usually do OK with it.
