Normally I would serve a 30 day notice to quit in this situation.Upon further investigation, it seems the tenants are related to the seller, and neither have produced a written lease yet.

You might want to consider investigating ability to get a portfolio loan on revised assessed value with a commercial lender or try a 1031 exchange on some of your initial properties to be able to accelerate your plan as you get into years 5+ of the journey.good luck!

Since we will be closing on our current investment in the next 3 weeks I have asked a few times to start the investigation process for the next property with the thought that would not be a problem.
