Still an interesting model and would provide good 5+ year profit potential, but for now I put my money in a Fundrise portfolio for hopefully for immediate returns until I am in a better spot to make a longer term investment. 

I'm gonna have to start calling ya "Money-Bags Collin". 

I make a decent amount of money nearly from my W-2 (over 100k) but still not enough to easily buy another property this year especially if I have to put down 20%.

Reason I ask is in note investing it is actually usually pretty difficult to lose money consistently, thus the questions.

At the end of the day; you need more money to do something like this.MAX LTV on new builds is 80% LTC, Meaning if the build is $550,000 and Land is XAdd ($550,000 + x ) * .8 = LOAN AMOUNTYou would need to come in with MINIMUM 20% of the cost in addition to closing costs and reserves, $80,000 is not going to cut it for this project.

Primary goal for investing in real estate to grow my wealth (not to replace my W2 job).As the first investment, I want a safer investment with a goal to break even in 12 months and focus on learning & long-term cashflow/appreciation.

I don't believe raising QOZ money for entitlements that would be resold 6 months later would pick up traction.
