Credit to debt ratio is important as well, you probably want to keep your credit card usage to around 25 or 30% or so of your available credit.

Looks like the city realized that something was wrong with the meter for the last 6 years and they are charging me for what would have been the estimated usage. 

A better method is to be added as an authorized user on a well aged credit card account that has low usage and perfect payment history.

We have a good cleaning team and handyman if needed.It isn't that hard really, but remember, your usage must be 14 days per year or less if you want to take advantage of all the deduction of expenses for running a vacation rental home.As far as loans go, we just applied for a 2nd home loan and that was that.

If I’m paying the power then the lodger could run up double the normal power usage since they don’t care.Just my thoughts.

My HOA rules for all my rental properties allow for tenant usage, in fact I think in the case where the owner isn’t the occupant, technically we aren’t supposed to use it (I’ll let you guess as to whether we use it or not). 

Just purchased our first multi-unit and are being told we need to add an electrical meter and sub-panel to capture usage of all shared electric.

Goal was to provide electricity from my owned panels, but have tenants pay for usage at a rate lower than SDGE. 

Those don’t make any money when you take into account the higher cost of the machines, but they do keep usage at a reasonable level.
