I've been in the real estate accounting field for almost 20 years, and in my experience, it's helpful to think of the software you use in two distinct levels:Property Management (PM) Software: This handles the property-level operations.Dedicated Accounting Software (like QuickBooks): This is used for corporate-level accounting.Not all PM platforms come with robust accounting modules.

just wait until a septic drain field needs replacing!

I would be very careful about that in Oakland.One indication, just to give you something to ponder:When I worked in Oakland in 202 they had the Warriors (basketball), A's (baseball), and Raiders (NFL football).

Septic fields are an option, but they can require a quite a bit of open space. 

The other 3 parcels never sold for industrial in over 25 years of owning them and 2 of them ended up as a County park  baseball field and the other is still vacant 40 years later.. 

There are law firms that specialize in this field.
