If your son is there and has good contacts, I'd be tempted to continue investing there before drifting out anywhere else.

So if you're wanting to keep your deferral options under 1031 but get some relief from the time constraints why not counter with a floating closing date contingent on your finding good replacement 1031 property/properties.
