Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

But we're exposed to it all the time, it's a mineral naturally in the environment.  

That is not the approach I would take,  especially in a rising interest rate environment.  

Being prepared and pro-active as a buyer is the best approach to have an opportunity to get the property you are targeting in this competitive environment.  

Additionally, we must maintain a network of legal, financial, and industry experts who can provide insights and guidance on navigating complex regulatory environments and geopolitical risks.These additional strategies have been very effective for me personally and I believe that these can be helpful for every CRE investor.
