Why pay rent when your landlord gives you free housing, free maintenance team, free mortgage, free electricity, free water, free trash?

You drop them off to the court clerk, pay the court fees, and in about 4 - 6 weeks, the sheriff calls you and says, "Today's the day to change the locks."

I'd give it the first two weeks in January and see if I got any bites before I dropped my price or really started worrying.

So, if your property has all bills paid by the tenant, you will deduct from the voucher amount the set amount by bedroom count for items like water, electric, gas, etc.

When looking into it, the basement had water damage that didn't worry us since we knew how to remodel that area ourselves.

There could be a "double whammy", a recession (which we seem overdue for) then a drop in interest rates which leads to a big influx of new housing supply. 

My PM, who did not know my realtor, said the house looked good, nothing needed to be done, and got it rented.Turns out both were terrible, the house needed new HVAC, AC, windows, Doors, Pipe fixes, Water Heater, electric line, I found all this out after my Tenant Sued us because of the house's condition.We spent a 9 months of the tenants chasing off contractors before we got it repaired and the tenants out, then the judge granted us all our rent so we finally go that.

And I did buy 13 lot package in Henry county but it was all sewer and water.. smokin deal 3k a lot held them 2 years and sold for 35k a lot :)@Jay Hinrichs excellent advice - always appreciate your insight!

From what I've seen, the days of the $1,000 and $2,500 deductibles for fire, lightening, water damage (not flood), etc. are becoming harder and harder to find.
