It limits downtime, and you increase rental rate and market value over time (sometimes slow and steady does win the race!!)

Any downtime that I've had out on the road I've spent soaking up information.

I don't normally have this type of down time and want to capitalize on it.

During the down time, I focused on my day job and also acquiring materials for the next job.I set up my new rental rates below the existing market rents, with plans to raise them after the new 1 year lease period. 

I was wondering what or some side hustle's some of you have had to do just to keep cash flowing during down time I am not a big fan of downtime in hate it when I am not making money;)

I did this mostly while at work (20 a day), I would typically get in an hour early and write them as quickly as possible, and however many I had left I would do sporadically throughout the day when there was down time.

I'm taking a road trip today, finally down time to read!!!

Especially if you have down time now.   

You make a really valid point about market crashes not really affecting your day to day life too much as long as you weren't planning on selling during the down time.

If he moves, you will have to paint it anyway plus downtime updating and finding a renter.
