It just suddenly dawned upon me that I hadn't quite taken the opportunity to look back on 2019 as a whole and simply digest everything that happened - definitely a B-LU-RRRR (see what I did there).For the majority of the year my "day job" encompassed managing a 15 agent brokerage focused mainly on assisting others with buying and selling their primary residence, before eventually switching brokerages and starting a new team at my current brokerage.

Though I don't have any hard data, I think it would be fair to speculate that a very large portion of the BP community has very grandiose ideas that will lead them to financial freedom (which can mean something different for everybody) and even though there is a wealth of resources available not only here but across the web that can make different investing strategies easy to digest in a paint-by-numbers format, the truth is that it's an incredible grind day in and day out.Even those that have achieved "financial freedom" (or at least those we perceive to have) are still at it everyday, preserving and building upon their accomplishments.

It may drag between 0 and -$250 in negative cash flow but we want the option to move back as well as it's in a high rent area so if we can see it through to payoff (we are long term holders) it's a cash cow in retirement and it'll be paid off in our fifties.Here's the plan we've been hatching:1. use an 80/10/10 to buy an SFR in Colorado as new primary residence - keeping an eye on the 1% rule but knowing that this won't be a rental for at least 2 years, the reason we wouldn't be putting more down is houses are in the $350-450k range and we want to reserve enough cash to stay on track for #2 below. the piggyback would let us avoid PMI but also pay off the balance at our leisure with the added bonus of keeping a HELOC open as well. 2.

This is an area I believe not often explored and has led many to waste a lot of time waiting to refinance or worst waiting for appreciation, while great cash cow deals pass them by weeks after weeks, months after months, years after years.
