Figure on 6 months to finish the house, if everything goes right, the contractors show up when they are supposed to, the materials arrive when they are supposed to, the weather cooperates etc and you can count on probably a year long project.

I told them that we will take out of the deposit to cover any vacancy and she's been cooperative, trying to help find another tenant, etc so we're trying to keep it from becoming contentious.

Why won't the owner cooperate?

Wont cooperate with showings to sell.They want to stay on even after lease expires. 

They are right along the bottom of each check.In most cases, people can't do anything untoward with that information without the bank's cooperation. 

A 2 unit property that we bid a while ago reached out asking if we’d consider the following scenario: tenant in one unit has stopped paying and is not being cooperative with showings.

It sounds like you’re doing what you can to rectify his concerns.. but if he is not cooperating- then what else can you do ?

if the operator fails  they can foreclose and unless you paid them off you get wiped out.. what happens is some senior lenders will not cooperate .. need to get that hammered out on the front end
