I never give the system or the prepped documents. 

I wouldn’t go there myself… you lose a lot of control, your house will see a lot more traffic / damage.  

It was a good learning experience, but it made me realize that staying away from major rehabs (for now) might be the best move until I have a more reliable system in place.That said, having family in the area like your sister and brother-in-law is a huge advantage!

@Janine Sharma The decision to classify your onsite mobile home park property manager as a W-2 employee or a 1099 contractor depends on the degree of control you have over their work.

Zoning, buildouts, service contracts, advanced mechanical systems etc. none of which are encountered in residential.

The systems makes this easy for you to do.

You have no control over this.

So I send them a stupid offer which then makes the realtor get off his chair and send it to their client big waste of time, but that’s the system, I do 10-15 offers a day I run 20-40 Comps a day so @Dustin Allen are you willing to do that for me?

Focusing on what you can control, like consistent effort, really sets the foundation for success.
