I think they will continue to see success in their niche but they should be careful about letting these issues become too commonplace.  

Despite higher interest rate environment, there's reasonable probability inflation will still continue - thus increase hard asset valuation.

Finally, for simplicity, we'll assume that in every strategy the price (or ARV) of the property is $150k, that we're starting with $45k, that we can invest an additional $10k every year, and that we can use any remaining cash reserves to continue purchasing more properties. 

Do I proceed with continuing to rent it out and sell later, or sell now?

I intend to continue to scale a bit in this area, but eventually I'd like to either sell or hire someone to manage everything.

Reqauest a refund from them verbally and in writing and  continue to follow up and  go up the  management  chain if needed .

Two, you'll have a much easier time obtaining a mortgage product if you have a track record of W2 income.In the meantime, continue implementing the strategies you mentioned: save religiously, build your credit, pay any existing debt owed, etc.

We've been continuously improving it, but it has been working exceptionally well for us since we hired a developer for the complete build-out a year ago.

It's so bad that my last purchase was in Indiana, which was my first OOS investment, and likely will continue to look there if the market doesn't improve here.
