Thanks, Tiffany Palaskas  In my experience, one of my biggest regrets were selling a great cash flowing property in a college community.

Otherwise, I think it is a good area to buy, it should cash flow as an LTR on day one (unlike other places nearby) and it is a nice community. 

We’re particularly interested in purchasing a duplex, triplex, or fourplex, or a property with an ADU to start our investment journey.We look forward to learning from and contributing to this community!

Yes well defined rule are very important and help but these are humans were talking about so you have to go deeper then that and consider that human aspect for community/shared spaces. 

Also your perspective are you an agent, pm or investor.For example in Cleveland the east side has tons of A communities by income standards but the turn times of how long a property sits on the market is atrocious.

One more tip hit town homes and condo communities in the area.
