Hello all,Has anyone sold a short term rental owned over a year  as a non real estate professional that qualified as short term capital gains tax deductions with expenses and depreciation?

A “syndication” is almost always a capital raise for the sale of a security/investment.  

I’m glad you were able to move on without signing, shows the agent understands/is a good guy/gal, or knows other firms wouldn’t require such a signature. 

Are you moving into the second one or want to make it a rental property? 

The lower unit is a basement/guest suite.

There are Class A industrial projects underway and the development of a large retailer.

I have a tenant in New Hampshire that I am in the process of evicting.

I have a 10x8 shed that I use exclusively to store real estate materials and supplies.

Within a year we had 3 or 4 originators, 2 or 3 processors, and a full-time admin assistant. 

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action
