I have also overhauled our entire software architecture and have done a complete re-write of our technology so we can give the tools away for free to support 506(c) raises.  

Addition once prepped: 1000 X 200 p/ sq : $200k (all depending on architecture of the home: as a more modern design with a lot of glass and steel will be much more expensive : or more expensive materials would be more expensive also. 

In the meantime, I'll start researching some architectural firms in the area - should I happen to need one ...

If you like to be closer to the Mountains and want to see some incredible homes and architecture, Pasadena, South Pasadena, La Canada, San Marino would be some of the place I would look up.

Similar to the older properties in Hyde Park, Pullman provides an architectural landscape that provides desirable, historic inventory, all while easy Metra access to downtown.

(In a situation like this, can I assume that they wouldn't charge the markup for architecture and builder's markup?  

In addition, we have the ability to draw preliminary site and architectural plans, do virtual renderings, etc. 

But I am speaking from an architectural point of view.
