not to discourage you, but for the first flip, i think it's better to do a quick, mostly cosmetic fixer upper...the profit spread may not be as large, but i couldn't imagine replumbing, reroofing, remediating mold, etc all on my first flip...however, i do admire the enthusiasm!!
