Those areas are seeing the most appreciation and continue to grow with new residents moving there looking for housing. 

That home was in Milpitas CA.. probably worth about 1 mil today.. but I lived there 2 years sold it made over 50k and I was off to the races.. primary home equity as I look back 50 years of ownership and multiple homes has made me well over 2.5 million in tax free gains. 

This deal came along and I have an opportunity to cash flow $3k a month When converted to a fourplex and it has a non attached garage that I could turn into an ADU which would add to the cash flow.im just hoping to get out of the hard money loan and lower my payments and rate if possible so my rents can cover mortgage.I have an air bnb rental that I have a very nice chunk of equity in but won’t be able to sell it til spring.

I am pretty sure you can not do a 1031 and use the proceeds to do anything to a primary residence.

Less overall headache+ instant equity.
