Well, I’d say that the free market is the most moral vehicle humanity has had in our history.

There was heavy black mold throughout the house and we ended up gutting down to the studs, replacing all drywall, all electric, new roof, most of plumbing, new kitchen, new bath and all new floor coverings. 

No concerns with weight, it really isn't that heavy and is dispersed equally.

I don't do STR's but if I was, if there was a way to get a manager to do all the heavy lifting, that's how I would go.  

(In reality, the tenant overloaded with heavy items not meant to be stored in a kitchen cabinet, damaged the property as a result of their own negligence.) 

However the AC did break in the first 2 weeks so that was a heavy bill that really didn't increase property value.

A qualified retirement plan, such as the eQRP are the preferred vehicle for our investors.

We are heavy on cash and want to use that to scale. 

As additional precaution I use MBAinsurance.net which is one of the only insurance providers that allows you to rent personal LSV vehicles, Mopeds, etc.. to others for income. 

My umbrella policy is far greater than what most people need and far more costly but it is distributed across all my units and includes a fleet of vehicles and other toys.
