(source below)I ran these numbers on my own portfolio (of 9 units, 4 properties, mostly updated with Low CapX) in Green Bay, WI and my tenants are paying on average $1.08 per SQFT and moy cost is $103 PSF.

I guess I'll start by sharing a bit of myself and how I got here.A few years ago, I saw a listing for a 4 plex in a nice part of a city in the CA Bay Area and thought, that would be so great if I could live there and collect rent to help pay off the mortgage (it was even listed for a reasonable price, though I'm sure there was a bidding war for the final sales price).

What I do know is there are plenty of other markets in the Midwest (I have 9 doors across Memphis and Detroit) that will cash flow immediately and based on the data I'm seeing, has appreciated more than areas like LA/Seattle/Bay Area in the last 5 years.You also bring up airbnb which is a viable option to cash flow.

As far as what I do, I am a funding specialist and work closely with real estate investors to raise capital tax-free by using a specially designed holding account that grows your money between 5%-10% of interest and when it is time for you to pull the trigger on the next property purchase, you will enjoy a much lower lending rate of 3.5% - 4.5% on time for their next property.I've been doing this for 9 years and have worked closely with real estate investors for the last 4 and a half.About my future goals, I am interested in partnerships with other investors within the local area (Bay Area).
