EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Bigger Pockets is a great place for education and networking. 

Training board member's is just not in my niche.If you have a bent toward education or someone on your team, you will be an invaluable part of every association you manage.  

There are some really great podcasts that talk about different things, and there are actually quite a few vendors that produce content (podcasts, blogs, webinars, etc) that can educate you a ton.

There are good resources out there for passive investors if you dig a little, focus on your education and build up cash reserves for the upcoming opportunity. 

Only you can answer that as it's really an educated guess.Another option would be to get a roommate in every bedroom for more cashflow and use that cashflow to either:1) Save up for next down payment (maybe 20%?)
