For 7 months straight I was -$300 to -$700 a month because of repairs called in by the tenant (tenant   wasn't breaking things as confirmed with Property Manager).A 100 year old renovated house is going to have problems.  

If you thinking there is some "giant" "fat" to cut out of Real Estate transactions I'm sorry it just is not true.

You can do this with a simple, one-page addendum, or even a written statement added to the existing lease and signed by you and the tenant.Example:This lease agreement is hereby amended to reflect the change in ownership of the rental property located at 123 Straight Street, Cody, WY 82414.

We are still waiting for them to forward a check settling our accounts, months after cutting off business relationships.

They're spending tax-payer money, so they'll cut a check without batting an eye.Document condition before and after with photos, inspect regularly, and you should be fine.

Supply seems to have dwindled a bit as PPR has moved to mostly 1st liens and cut their rate to 10%.
