Austin does not have that dynamic although of course the rental market is strong up there, too.

Remember, comps are a range based on current activity, comps are not static, they are dynamic in that sense, a comp (appraisal opinion) is only good for that day -If you are an investor looking to hold or flip? 

I want this deal to work given the dynamics of it.

You'll want someone who has some familiarity with managing Airbnb's specifically and can help you strategize static or dynamic pricing to better compete with neighboring properties to keep occupancy up as well as a manager who has a dependable cleaning company who is familiar with turning around a rental after the guests depart.

That said, if anyone can shed led on the whole acting as an RE agent and wholesaler / lowballing vs. listing the property dynamic, I'd be very curious to know how that all works.

Just going with the dynamics of my situation, I feel it is a good window for me to sell and exit the NYC market via a 10-31 exchange.    

This was going to be my first deal, so I'm not really familiar with the larger multi-family dynamics and wanted to see if this deal made sense.
