Looking deeper into it an inspector found rot from water coming in and several sewage pipes with holes in them in between unit.All things that simple regular maint would have prevented, but now the property is sadly in need of massive repairs and the seller asking a ridiculous price.Glad you have been able to save the property and get such and excellent deal out of it!

@Steve Vaughan the biggest issue that I struggle with as an investor is that I feel like the seller in a wholesale transaction always loses.There's all this hype about how you're helping them, and they don't even want the property, or it's so sad their mom died, etc.

Remember the Pareto Principal, 20% that follow proven methods and do it the right way succeed and the other 80% too bad so sad.
