Where you advertize can influence who you get as a tenant, you can say it has easy access to highways and other things that suggest it is good for commuters (if that is who you want).

@Armand Soto - unless he was driving a house while under the influence, not sure how that affects being a tenant.

However you must understand that if someone is putting out content like this and is operating as an influencer there is a reason, it's likely that the reason is they are making money off of it somehow, and in the case of online education they are probably making more money from teaching than from investing.

Numerous elements will influence your approach and city of choice, so it's critical to do extensive study before making any selections.

@David Dachtera I can appreciate that forecasting future real estate market projections can not be predefined as there are multiple unforeseen variables that can influence the market.

Now I need to build my circle of influence.

This is an area of the tax code where there is a lot of confusion because of "influencers" pushing a lot of bad ideas out there.

Price swings up or down have no influence on my purchasing habits.
