Its a roller coaster ride and a lot of work when you first start.There aren't any inherent advantages to investing in RE over other investments other than the hard asset, traditionally more stability, and the ability to leverage.

I am planning on doing a few flips in my IRA to get my account balance bigger and bigger then I will have more options.I also own property outside of my IRA, in fact this was the first time I have purchased Real Estate with my IRA @John Thedford@Walter Davis    I really do not have such a system planned out in such a clear and cut fashion

I'm definitely willing to take some risk, but overall, I'm afraid I'll be taken for a ride by some agent and then my money will be washed down the drain :(  Ideally, I'm looking to buy 2-3 MFRs for 40-70k, and have them managed by a communicative and competent PM company.

That of course doesn't answer the question about the PM but there's no real advantage for you in locking yourself into another fixed lease if you can just let the current one ride, especially if you've baked in a method for rent increase.As for the PM, as much as I don't like non-communication either I get the same feeling as @Nathan G. - you come across as pushy or needy and your personalities just don't jive.
