Hey everyone I just "got in the game" so to speak.

First you want to have an end game.

(I'm in a medical profession with plenty of school loans to pay back) I'm going to try this game out and see how far it gets me.

Why not skip the "Wholesaler" JOB, and go straight to the end-game:- becoming a Buy-to-hold INVESTOR?

Numbers look fine though if that's they actually check out and he has some skin in.Best, Not really, his business is in another country, so is his cash, that is why i told him to buy the land in cash to get it free in clear (not sure if that's enough skin in game).

Do not force a deal because you feel others are competing or it is a game to get this particular house. 

I've been on the  repairs side for a few years now and I'm ready to get in the game all the way.Hoping to learn and connect with others who are in the same field and could help out in any fashion.

When your new the commission splits will most likely be heavily favored to the broker.I still like the licence strategy buts its become more of a long game strategy It will take a few years to see the full benefit of it.
