There are steps leading to the back yard from that porch.We asked if we could use the porch and were told no because it was in disrepair, however the neighbors dogs run up on the porch when they see me at the window (shared backyard between two houses).

I am thinking that I would want a separate check for the rehab costs given to me at closing.

The leader of it is a nice guy but his business model doesn't leave much meat on the bone for the investor taking all of the financial risk in my opinion.

Hopefully on future posts you provide some real meat.

Secondly, as far as your wholesale fee goes it should be based on a what you can make and still sell it with enough meat on the bone for the rehabber based on the numbers above.

@Shaun Reilly and @James Wise Since we are at the closing topic, I have been calling around for a closing attorney who is going to represent me at closing day.I am not talking about the attorney who is representing the bank, but the one who is representing me (review the P&S, go to closing with me, ... etc). 

He still comes down to his old house, next door to me, so he could still be available, but we had a fallout about an estimate that he gave me at an earlier time.
